How we inspect

Rigor, precision and consistency.

The Key Guide is an independent certifying body. We are not a marketplace, a management company or a listing service. Our role is to define what exceptional hospitality looks like, and to recognize the properties that achieve it.

What we evaluate

Seven pillars of evaluation.

Each property is assessed using a structured, multi-point system. Inspections are carried out by trained evaluators, with criteria designed to be transparent and universally applied.

  1. 01

    Architecture

The home’s siting, structure and how it makes use of its setting.

  2. 02

    Design

Interiors, materials and furnishings, and the coherence of the whole.

  3. 03

    Maintenance

Condition, cleanliness and upkeep, inside and out.

  4. 04

    Amenities

What the home provides, and how well each element works in practice.

  5. 05

    Service quality

Communication, responsiveness and the care shown by the host or manager.

  6. 06

    Guest experience

How the stay feels from arrival to departure.

  7. 07

    Destination relevance

How the property connects its guests to the place.

Our principles

Built on independence.

Unbiased inspections

Credibility comes from refusing pay-to-play certification. We never charge for consideration and never sell awards.

Global consistency

The same criteria apply whether the home is in St. John, Paris, Aspen or Cabo.

Storytelling as proof

Every recognized property is published with a detailed write-up that shows why it earned its distinction, not only that it did.

The result

Every Key Award represents verified quality. Not preference, opinion or marketing.

An inspection leads to one of four outcomes: a Diamond, Platinum or Gold Key, Key Choice, or no recognition. Every decision is grounded in documented criteria and verified performance.
